Design and construction retrofit for animal health warehouse

Pegasus Laboratories, Inc., based in Pensacola, Florida, is a pharmaceutical development and manufacturing organization focused on innovative products to treat chronic conditions in cats, dogs, and horses. Pegasus, a PBI-Gordon company, serves animal health with industry-leading veterinary pharmaceutical and supplement products while also providing contract development and manufacturing (CDMO) services to the animal health industry.

When continued market growth across the nation led to increased space demands, Pegasus teamed up with CRB to expand its existing Pensacola, Florida, manufacturing campus.

A contiguous 172,000-square-foot brownfield facility was the ideal location for campus growth. When completed, the three-phased buildout project will increase manufacturing capacity, provide state-of-the-art laboratory spaces, and enhance the company’s ability to produce high-quality veterinary products. The expansion also brings new jobs to the campus, including highly skilled positions across manufacturing, quality control, research and development, and management.

Phase one of the project, a 20,000-square-foot warehouse renovation, wrapped up in September 2025. CRB delivered a range of architecture, engineering, and construction (AEC) services for the warehouse phase, including:

• Concept and detailed design
• Pre-construction and construction services
• Revit model with a BIM 360-300 level of development
• Façade updates to the entrance

The design and construction included warehouse racking, shipping and receiving docks, support spaces, shell laboratory space, and other building upgrades. CRB’s warehousing and logistics experts evaluated storage and material handling options to align with the client’s storage requirements and operational objectives. The study provided programming and equipment needs, informing layout design choices for an efficient retrofit of the facility.

The new campus facility enhances Pegasus’s ability to meet growing demands from its customers while adhering to the highest standards of manufacturing and animal health safety. As of Q3 2025, the company invested more than $7 million in capital expenditures toward the expansion project, with the full three-phase buildout project, expected at $45 million.
